The building is located in a peaceful, lush green area along a river in a highly dense residential area of Northern Tehran.Typical building orientations are North/South, the Rood-Khaneh building faces the river in its West. As a result, apartments are East-West oriented and openings in the South and North facade have been designed in order to have a visual communication to the river in the West.

While the presence of the river has been very positive for the building, the water level was reached very quickly and caused limitations in the excavations. As a result, the ground level had to be raised in order to have two levels of car park, but this constraint turned out to be an opportunity for the building. The ground level of the existing building in the East was 11 meters higher and raising the building allowed the first floor of apartments to have also an open view to the east.

Raising the ground level has also allowed to have semi-open spaces around the lobby and the swimming pool. Rood-Khaneh building permit was categorized as a ‘garden tower’, with 35% land occupancy on apartments levels, 55% occupancy in the basement and ground levels and consists of 17 residential units with a gross construction surface of 4250 sqm.

The lobby and adjacent lounge, as well as the swimming pool, sauna and jacuzzi are located on the first floor and surrounded by a raised garden and terraces. Parking spaces, storages and mechanical rooms are located on the ground floor and the basement.
